IMPORTANT CONSIDERATIONS:
There’s a lot to love about our home but let’s be sure it’s the right fit for you…
- Minimum rental period: 30+ days up to 90 days (NO EXCEPTIONS on 30+ night minimum). Rentals of 90+ considered.
- Tenant Screening: Potential guests/ tenants must complete screening process online.
- Lease Agreement: All guests must sign a lease agreement.
- Security Deposit: A deposit of the $750 for stays of 30-90 days will be required.
- Utilities: Utilities included ( Wi- Fi, water, electric, lawn maintenance, pest control).
- Transient Tax: For rentals of 181 days or less, guests are required by law to pay 12% sales tax. You will see this on your total price when appropriate dates are selected. Sales tax is not required for rentals of 182 days or more.
- Payments: The total rent for the first 30 days is payable at the time of booking along with the security deposit, and signed lease agreement as outlined above. Each consecutive month’s rent is due upon the monthly renewal date each month based on availability. All such payments shall be made to Landlord on or before the due date and without demand. Acceptable payment methods are cash, check, Zelle or via the secure online billing system used by Landlord (3% processing fee will apply to credit card transactions via the online billing system).
- Accessibility: The home is accessible only via a gravel driveway and 2 small steps into the home.
- Fencing: The parking area is not fenced, however there is a private fenced area off the back of the home.
- Bedroom Setup: 2nd bedroom serves as living room area, not bedroom
- Parking & Entry: Main entrance and parking located via the back alley of the home. No parking at the front home.
- Sleeping Arrangements: 1 king bed + a queen sleeper sofa accommodating up to 4 guests.
- Dynamic Rates: Our rates vary based on the day of the week, season, and other factors. Please enter your exact dates and guest count for accurate pricing.
- Minimum Age: Primary renter must be 21+ per Davidson County. Guests under 21 must be accompanied by parents or guardians at all times.
- TV: streaming services only; no local cable channels.
- Pets: We welcome potty trained dogs with a non-refundable pet fee of $5/day. Please indicate the number of dogs (max 2) when reaching out. Cats, birds, reptiles, ferrets, and other non-human animals are NOT allowed. Additional pet “house rules” apply.
- R Vs/ Boats/ Non- Standard Vehicles: We are unable to accommodate trailers, R Vs, boats, or non-standard vehicles in driveway or on street per Davidson County regulations.
- Nature and Pests: Expect bugs in the South. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
- Home Age: Our nearly 60-year-old home has been renovated however has retained some charming creaks and imperfections unseen in photos.
- Smart Home Features: Our home is equipped with smart home technology and security devices. Exterior security cameras are installed at the front entry however NO interior cameras are present. Echo devices are available and considered listening devices inside the home. If preferred, echo devices can be unplugged for your stay.

- 100% refund if cancelled 61 days prior to the Check-in Date
- 50% refund if cancelled 31 days prior to the Check-in Date
- 0% refund if cancelled 30 days or less prior to the Check-in Date
