The words of a song- the lyrics- have a way of evoking emotion, inspiring us and even taking us back to a certain place or time in our lives. This is the same feeling we get when we turn onto the winding country roads that lead to Leiper’s Fork and eventually to a secluded home set on 12 acres. We imagine it is these same back roads and this type of setting that inspire the lyrics for many a songwriter here in Tennessee. In fact, it was on this drive that we had the inspiration for our home’s name, Lyric.

The home itself features an expansive 70ft balcony that overlooks the hilltop and is lined with rocking chairs to take it all in. Inside you will find a modern farmhouse style with 15 foot vaulted ceilings in two large living spaces, a well equipped kitchen and dining space, and 3 bedrooms each with en suite bathrooms. In total there is nearly 2,700 sq ft of living space and small, thoughtful touches throughout the home come together to create a lasting impact for your stay. Getting Here: 

  • It is absolutely necessary that you have a vehicle to get around. A small (or large) SUV would be encouraged however it is not necessary. The roads leading to the home are all paved however upon arrival at the address, there is a GRAVEL ONLY easement that takes you back to the home.
    • The nearest gas station/ market is located about a 10-15 minute drive down the hillside and the nearest grocery store is about a 20-25 min drive down the hillside.
    • Ride share and food delivery services are not available at the home.

  • Only accessible via small flights of stairs (both front & back entrances). 
  • The home is located on 12, secluded acres in the countryside. Your neighbors during your stay are the trees and wildlife.  Lyric is a place you choose to escape the daily grind and while there is much to do in surrounding areas the home sits far back from even the backroads. 
  • The nearest gas station/ market is located about a 10-15 minute drive down the hillside and the nearest grocery store is about a 20-25 min drive down the hillside.

  • If you do not like nature or bugs, we suggest looking outside of Tennessee for your stay. This is the South and this home is surrounded completely by wooded areas. While we take every precaution to prevent critters from making their way into the home, which includes treating the interior and exterior of the home, it is inevitable given our location. Around the property it is quite possible you will see a variety of critters, snakes, mice and other wildlife. This is especially important to consider if you are bringing children or dog(s)- or anyone with a strong dislike of such things.  
  • The home sleeps 8 in actual beds (assuming 2 to each of the 4 king beds). There are also 2 sleeper sofas that are each queen size, memory foam sofa beds for flexible sleeping arrangements. 
  • There is no fencing around the home nor the property. 
  • There are no window treatments in the kitchen/ dining, living, reading or inspiration rooms so our guests can enjoy the beautiful outdoor scenes from inside. 
  • Our rates are dynamic which means that they change based on day of week, season, etc. Please enter your exact dates and guest count to calculate pricing. We charge an extra guest fee of $25 per guest per night for any guest count over 8 (our max guest count is 10). This includes infants and children.
  • Exterior Ring Cameras that cover the perimeter of the exterior of the home and property are in use at all times to ensure your safety and the safety of the home. There are NO interior cameras or any cameras facing to the interior of the home. Please do not tamper with or unplug the cameras. 
  • We do open our home to allow for small gatherings and meetings as well as photo and video shoots however they must be pre- approved with written consent by the owners. Different fees apply versus our traditional rental rates. Please contact us for details prior to booking. Should these occur without written consent, it will result in an additional $500 fee and forfeiture of security deposit. 
  • Rental Agreement: You will be asked to sign a rental agreement within 48-hours once you have completed your booking. 
  • Age:  Guests under the age of 21+ are more than welcome however the primary guest booking the reservation must be 21+ years of age AND staying for the entirety of the reservation (this is required by our local laws). We do ask that guests under the age of 21 are accompanied by the primary guest, parents or guardians at all times for their own safety.
  • Family amenities: We have a High Chair and Pack N’ Play available for guest use. Please notify us at the time of booking if you plan to use these so we can leave them out for your stay. Unfortunately, they will be unavailable if we are not notified at the time of booking. 
  • Behavior: We do not allow parties 
  • Occupancy: We have a guest limit of 12 occupants at the home at any given time, including infants and children without prior, written consent from us. For each guest over 8 guests there will be an additional fee of $25/ guest x the # of total days of your reservation regardless of how many nights they stayed or even if they did not stay the night. 
  • Signage and Decor: You may be coming to celebrate a special event and we’re happy to be a part of that. Feel free to decorate the interior of the home however please refrain from using tacks, pins or tape on the interior and remove any decor prior to leaving. 
  • Damage: We understand that accidents happen but please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned.
  • Plumbing: We would like to avoid having a plumber come and crash your stay so please avoid flushing anything other than toilet paper down the toilet.
  • Security: Please keep the front and back doors locked when in or leaving the home. We utilize Exterior Ring Security cameras for security. There are no interior cameras.
  • Guns and Hunting: There is absolutely NO hunting nor shooting allowed on our property at any time. 
  • Smoking:  Smoking is ONLY on the front porch area – not on the back balcony or inside the home. Please do not dispose of cigarette butts anywhere except the provided ash trays.
  • Kitchen: Please do not let dirty dishes set out during your stay as this attracts those critters we mentioned earlier. There is a dishwasher and detergent provided for your use. 
  • Pets:  We love and welcome potty trained dogs that get along with other dogs (we welcome dogs at the other house on the property and our neighbors have a dog, too). There is a fee of $25/ day/ dog (this will be sent as a price request via Airbnb resolution center once you’ve booked) – up to 2 dogs per stay. Please let us know ahead of time if you plan to bring them – Avoid having them on the furniture or keep furniture covered with blankets/covers brought by you – Utilize the pet waste bags we have provided and pick up after your pets once they have done their business outdoors. Please dispose of this in the pet waste receptacle located outside the back of the home. – We are unable to accommodate cats, birds, reptiles, ferrets or anything else that has a heart beat and is not a human or dog.:)  If you have a unique circumstance, please discuss with us first.  
  • Parking: Please park in the gravel area and do not park in the grass. There are rail road ties marking where you should pull the vehicles up to. 
  • Should you fill the interior trash and need to take it out, there are 3 exterior trash bins located outside of the home for your trash disposal. Please ONLY put bagged trash into the exterior trash bins. Do not put any loose trash in the exterior trash bins as our trash service will charge to take it. If any loose, unbagged trash is found we will unfortunately need to charge a $50 fee. 
  • Grill/ BBQ: After use, please ensure you leave the grill clean and once it has cooled down, put the grill cover back on. Please do not move the grill/ bbq off of the uncovered patio during use for your safety.
  • Exterior Ring Cameras are in use at all times . There are NO interior cameras or any cameras facing to the interior of the home. Please do not tamper with or unplug the cameras.
  • We are unable to accommodate Saturday checkins/ checkouts. We cannot accept new or modified reservations that would entail a Saturday checkin or checkout.
