We’ve implemented specific length of stay and other availability settings that may occasionally give the impression the home is not available when it is. While we do have instant book enabled for your convenience, we recommend reaching out to us before making a booking. This way, we can personally assist and verify any questions you may have.**
— IMPORTANT CONSIDERATIONS —
- Minimum rental period: 90+ days only. NO EXCEPTIONS. Annual / year long rentals considered.
- Tenant Screening: Potential guests/ tenants must complete screening process via Smart Move system.
- Lease Agreement: All guests must sign a lease agreement.
- Security Deposit: A deposit of $2,500 will be required.
- Utilities: Utilities included ( Wi- Fi, water, electric, lawn maintenance, pest control & swim spa care).
- Transient Tax: For rentals of 181 days or less, guests are required by law to pay 11% sales tax. You will see this on your total price when appropriate dates are selected. Sales tax is not required for rentals of 182 days or more.
- Payments: The total rent for the first 30 days is payable at the time of booking along with the security deposit, and signed lease agreement as outlined above. Each consecutive month’s rent is due upon the monthly renewal date each month based on availability. All such payments shall be made to Landlord on or before the due date and without demand. Acceptable payment methods are cash, check, Zelle or via the secure online billing system used by Landlord (3% processing fee will apply to credit card transactions via the online billing system).
- Accessibility: The home is accessible only via a small steps into the home at each entrance.
- Parking & Entry: There is a single, covered carport for 1 small vehicle + a driveway for up to 3 additional vehicles. RV or Boat Parking is available in the backyard.
- Monthly Clean / Maintenance: A light, “residential clean” is provided and required by Southbound Stays at no additional cost. This will include a routine property inspection and routine maintenance.
- Sleeping Arrangements: 2 king beds + 2 twin/ twin bunk beds for up to 6 guests.
- Seasonal Rates: Our rates vary based on season, term and other factors. Please enter your contact information, dates and select “send inquiry” to discuss your specific situation.
- TV: streaming services only; no local cable channels.
- Pets: We welcome well- behaved potty trained dogs with a non-refundable pet fee of $5/day/dog. Please indicate the number of dogs (max 2) when reaching out. Cats, birds, reptiles, ferrets, and other non-human animals are NOT allowed. Additional pet “house rules” apply. Additional pet deposit will be required.
- Nature and Pests: Expect bugs in the South. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable.
- Home Age: Our nearly 65-year-old home has been renovated however has retained some charming creaks and imperfections that may be unseen in photos.

- 100% refund if cancelled 31 days prior to the Check-in Date
- 50% refund if cancelled 8 days prior to the Check-in Date
- 0% refund if cancelled 7 days or less prior to the Check-in Date
